The Building Superintendent for the Catholic Center located in Baltimore City is responsible for maintaining all aspects of the facility to ensure a clean, safe, and efficient physical plant. This position oversees building maintenance operations and ensures that building systems, equipment, and grounds are properly maintained through a structured program of preventive and corrective maintenance.
The incumbent coordinates and assists with maintenance work orders and improvements to the physical plant and grounds. The Building Superintendent continuously monitors the facility, building systems, and surrounding grounds to identify potential or existing issues, determine the most cost-effective solutions, and ensure timely resolution. The role also includes hands-on maintenance responsibilities such as troubleshooting, repairs, and preventive maintenance.
The position oversees various building systems and functions, including but not limited to heating and air conditioning (HVAC); elevator and fire alarm testing and maintenance; window cleaning; pest control; trash and recycling disposal; document shredding; janitorial services; ordering maintenance supplies and consumables; and coordinating snow removal as required.
While the primary work location is the Catholic Center, the incumbent must maintain flexibility to travel to and perform work at two secondary locations as needed and must respond to on-site emergencies during and after normal work hours
Essential Functions:
- Supervise and direct the daily work of maintenance staff, including training and task assignments.

Receive routine and emergency maintenance work orders and ensure their timely completion.

Administer and maintain the building's preventive maintenance program for all major systems and equipment.

Schedule, coordinate, monitor, and evaluate the work of approved contractors and service providers.

Coordinate and assist with moving furniture and fixtures associated with workspace remodeling, repairs, and facility improvements. Set up furniture in Archbishop Borders Hall for events.

Perform repairs and maintenance, including but not limited to painting; carpentry; furniture and equipment repair and assembly; and repair or replacement of locks, windows, blinds, fixtures, and other building components as directed by the supervisor.

Perform electrical maintenance and repairs, including but not limited to testing and replacing electrical outlets; resetting breakers; replacing fuses; replacing light bulbs, tubes, and ballasts; and repairing electrical cords and plugs.

Perform plumbing repairs and maintenance, including but not limited to replacing faucets, garbage disposals, water heaters, water filters, water coolers, humidifiers, sump pumps, flush valves, toilets, and urinals, and clearing clogged drains.

Instruct staff on safety standards, maintenance procedures, and the proper use of materials and equipment.

Order, inventory, and maintain secure control of maintenance supplies and materials, purchasing supplies in accordance with established budget guidelines.

Maintain organized files for contracts, blueprints, equipment warranties, service manuals, and related documentation.

Coordinate procedures for Catholic Center staff to report maintenance requests and emergencies to the Maintenance Department.

Respond to after-hours emergencies, including weekends and holidays, maintaining scheduling flexibility to address urgent situations such as equipment failures, building security incidents, or facility damage.

Ensure staff compliance with OSHA requirements and the proper use of personal protective equipment (PPE). Implement corrective action for safety or hazardous material concerns, including but not limited to safe storage of chemicals and cleaning solutions, repair of damaged electrical wiring, and prompt response to plumbing or building leaks.

Orient new employees to the facility, including building access procedures during and outside normal working hours.

Position Qualifications:

High school diploma or equivalent required.

Minimum of eight (8) years of relevant maintenance experience, or an equivalent combination of education and experience, in areas such as carpentry, electrical work, masonry, plumbing, sanitation, mechanical systems, locksmithing, HVAC systems, grounds maintenance, and janitorial services.

Formal vocational training and/or apprenticeship studies in at least two of these areas preferred.

Ability to read and interpret architectural, mechanical, and electrical drawings required.

Ability to maintain budgets and utilize Microsoft Office products, including Word, Outlook, and Excel, for job-related tasks.

Strong problem-solving skills, attention to detail, and effective time management to prioritize work assignments.

Ability to use a multimeter and other hand tools to maintain building systems and equipment.

Working knowledge of computerized HVAC systems, Siemens building automation systems, and fire control systems strongly preferred.

Strong communication and interpersonal skills required to effectively interact with contractors and staff at all levels within the Catholic Center, and to keep the supervisor informed of issues as they arise.

Demonstrated ability to coordinate projects related to remodeling and improvements to the physical plant and grounds.

Knowledge of purchasing procedures and strategies, with the ability to negotiate cost-effective purchasing solutions while maintaining quality standards.

Ability to work independently, exercise sound judgment, and manage work assignments that influence staff productivity. Duties may be broad in scope and require independent decision-making.

Incumbent must demonstrate competency with computerized HVAC systems, Siemens building automation systems, and fire control systems within ninety (90) days of hire.
Physical Requirements:

The incumbent must be able to move furniture, equipment, and other materials weighing 50 pounds or more; work in confined spaces where mechanical equipment is located; operate manual and power tools and automated systems; and safely ascend and descend ladders as required.
Pay Range: $30.00 - $40.00, Hourly
